Dans son bilan de fin d&rsquo;ann\u00e9e, la FNAIM estime ainsi que 875 000 ventes ont \u00e9t\u00e9 conclues dans l\u2019ancien, soit une baisse de 22 %, en comparaison aux 1 115 000 transactions sur l\u2019ann\u00e9e 2022. Il s\u2019agit de la plus forte baisse sur les cinquante derni\u00e8res ann\u00e9es, avec 240 000 ventes de moins sur 12 mois glissants. Cette d\u00e9c\u00e9l\u00e9ration s&rsquo;explique par l&rsquo;effet combin\u00e9 de l&rsquo;inflation, de la hausse des taux et des difficult\u00e9s croissantes d&rsquo;acc\u00e8s au cr\u00e9dit immobilier : les Fran\u00e7ais ont perdu 15% de pouvoir d\u2019achat immobilier en 2 ans. C\u00f4t\u00e9 prix, apr\u00e8s des ann\u00e9es de hausse sur l\u2019ensemble de l\u2019Hexagone, la plupart des territoires connaissent une baisse. A Paris, les prix repassent sous la barre des 10 000 euros, avec une moyenne de 9 966 euros, soit une baisse de 5,7% sur un an et 7,7% sur deux ans. La baisse des prix est \u00e9galement marqu\u00e9e en banlieue parisienne (-3,6%), l\u2019illustration d\u2019un ph\u00e9nom\u00e8ne national lors duquel les villes connaissant les plus grandes baisses sont celles ayant connu les plus grandes hausses. Demeure une exception \u00e0 ce stade sur la c\u00f4te m\u00e9diterran\u00e9enne, le Sud de la France et la Corse, dont les villes, comme Perpignan, Montpellier ou Nice, r\u00e9sistent avec des prix en hausse de 1 \u00e0 3%. Pour 2024, apr\u00e8s des mois de hausse, grippant l\u2019ensemble du march\u00e9, les taux d&rsquo;int\u00e9r\u00eat pourraient se stabiliser autour de 4% au cours du 1er trimestre 2024, redonnant un l\u00e9ger souffle au march\u00e9.
