D\u00e9velopp\u00e9 en plusieurs phases, le programme m\u00eale bureaux, commerces et espaces d\u00e9di\u00e9s aux mobilit\u00e9s douces dans un environnement marqu\u00e9 par l\u2019h\u00e9ritage portuaire du site.<\/p>\n<p class=\"p1\">La premi\u00e8re tranche, actuellement en commercialisation, pr\u00e9voit 6 500 m\u00b2 de bureaux, 500 m\u00b2 de commerces ainsi qu\u2019un stationnement int\u00e9gr\u00e9 en rez-de-chauss\u00e9e. Le projet int\u00e9grera \u00e9galement 200 places v\u00e9los s\u00e9curis\u00e9es. Le d\u00e9marrage des travaux est annonc\u00e9 pour fin 2026, avec une livraison pr\u00e9vue en 2028.<\/p>\n<p class=\"p1\">Situ\u00e9 \u00e0 proximit\u00e9 imm\u00e9diate de la Base sous-marine et des Bassins des Lumi\u00e8res, le programme s\u2019inscrit dans un quartier d\u00e9j\u00e0 largement restructur\u00e9 par les op\u00e9rations d\u2019am\u00e9nagement conduites depuis une quinzaine d\u2019ann\u00e9es. L\u2019ensemble b\u00e9n\u00e9ficie d\u2019un environnement paysager compos\u00e9 de promenades, d\u2019espaces publics et d\u2019un parc en cours d\u2019extension. Con\u00e7u par l\u2019agence DND et l\u2019atelier paysagiste ESPACE LIBRE, le projet revendique une architecture inspir\u00e9e de l\u2019univers industriel et portuaire des Bassins \u00e0 flot. Les fa\u00e7ades \u00e0 ossature bois et les toitures m\u00e9talliques \u00e0 deux pans reprennent certains codes des anciens b\u00e2timents portuaires, tandis que les terrasses, jardins suspendus et espaces v\u00e9g\u00e9talis\u00e9s cherchent \u00e0 cr\u00e9er une continuit\u00e9 entre les b\u00e2timents et les quais.<\/p>\n<p class=\"p1\">Le programme affiche \u00e9galement des ambitions environnementales \u00e9lev\u00e9es. Pr\u00e9sent\u00e9 comme la premi\u00e8re op\u00e9ration bordelaise conforme \u00e0 la RE2020 seuil 2025, Pulsations pr\u00e9voit notamment le recours \u00e0 une production photovolta\u00efque en autoconsommation ainsi qu\u2019un raccordement au r\u00e9seau de chaleur urbain. Le projet vise par ailleurs plusieurs certifications environnementales, dont BREEAM\u00ae, BiodiverCity\u00ae et B\u00e2timent Frugal Bordelais.<\/p>\n<p class=\"p1\">L\u2019op\u00e9ration repose sur un montage associant Legendre Immobilier et le Grand Port Maritime de Bordeaux au sein d\u2019une soci\u00e9t\u00e9 commune.
