Si les r\u00e9servations affichent un l\u00e9ger rebond, la F\u00e9d\u00e9ration des promoteurs immobiliers tire la sonnette d&rsquo;alarme.<\/strong><\/p>\n<p>La d\u00e9gringolade se poursuit pour les mises en vente de logements. D&rsquo;apr\u00e8s les derni\u00e8res donn\u00e9es du Service des donn\u00e9es et \u00e9tudes statistiques (SDES), les ventes de logements aux particuliers au T1 2026 ont chut\u00e9 de 12,7 % par rapport au trimestre pr\u00e9c\u00e9dent. La baisse est d&rsquo;autant plus marqu\u00e9e pour les maisons individuelles, avec -28,4 %, contre -11,5 % pour les appartements.<\/p>\n<p>L\u00e9g\u00e8re embellie toutefois du c\u00f4t\u00e9 des r\u00e9servations de logements neufs, qui se sont \u00e9tablies \u00e0 16 502 unit\u00e9s r\u00e9serv\u00e9es. C&rsquo;est 4 % de plus que le trimestre pr\u00e9c\u00e9dent, port\u00e9 par une hausse des r\u00e9servations d&rsquo;appartements en habitat collectif de 4,3 %, soit 0,3 % sur un an.<\/p>\n<p>Les r\u00e9servations par des particuliers de nouvelles constructions augmentent de 5,3 % ; en revanche, celles de logements en construction sur existant diminuent de &#8211; 5,8 %.<\/p>\n<h2>Des crises en cascade<\/h2>\n<p>Les crises successives du Covid (2020), de la guerre en Ukraine (2022) et du conflit au Moyen-Orient expliquent au moins en partie ces r\u00e9sultats. <em>\u00ab Flamb\u00e9e du co\u00fbt des mat\u00e9riaux, remont\u00e9e des taux d&rsquo;int\u00e9r\u00eat, climat anxiog\u00e8ne pour les m\u00e9nages. \u00c0 chaque \u00e9pisode, le march\u00e9 chute encore plus bas. Le T1 2026 ne fait pas exception \u00bb<\/em>, s&rsquo;inqui\u00e8te la F\u00e9d\u00e9ration des promoteurs immobiliers dans un communiqu\u00e9. Selon l&rsquo;organisation, les particuliers sont inquiets et n&rsquo;ach\u00e8tent plus, tandis que les bailleurs sociaux, <em>\u00ab affaiblis en fonds propres \u00bb,<\/em> vendent moins en bloc (-35 %).<\/p>\n<p>Les ventes aux investisseurs, en revanche, ont progress\u00e9 de 22,8 %, port\u00e9es, malgr\u00e9 de faibles volumes, par le nouveau statut de bailleur priv\u00e9 du dispositif \u00ab Jeanbrun \u00bb, qui commence \u00e0 produire ses effets. Pour m\u00e9moire, ce dispositif fiscal autorise les m\u00e9nages achetant un appartement pour le mettre en location \u00e0 d\u00e9duire de leurs revenus locatifs une partie du prix d&rsquo;achat du bien et les charges.<\/p>\n<p>Le gouvernement planche en outre sur un projet de loi \u00ab Relance Logement \u00bb afin de relancer la construction et l&rsquo;offre locative. <em>\u00ab Mais aucun (de ces dispositifs ndlr) ne pourra produire ses effets tant que durera la guerre au Moyen-Orient \u00bb<\/em>, pr\u00e9vient Pascal Boulanger, pr\u00e9sident de la FPI.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Les mises en vente de logements neufs ont encore chut\u00e9 de 12,7 % au T1 2026, selon le SDES.
