Cette sixi\u00e8me \u00e9dition fait \u00e9tat de pratiques de reporting en nette am\u00e9lioration, mais les \u00e9carts se creusent entre les divers acteurs.\u000b<\/p>\n<div><\/div>\n<div>Les entreprises progressent mais avec des m\u00e9thodologies h\u00e9t\u00e9rog\u00e8nes. La quasi-totalit\u00e9 des fonci\u00e8res pr\u00e9sente en effet de mani\u00e8re transparente et pr\u00e9cise leurs consommations \u00e9nerg\u00e9tiques, mais les m\u00e9thodologies, variables d&rsquo;une fonci\u00e8re \u00e0 l&rsquo;autre, ne permettent pas de faire des comparaisons. Les promoteurs publient, eux aussi, davantage de donn\u00e9es chiffr\u00e9es. N\u00e9anmoins, les reportings sont de qualit\u00e9 extr\u00eamement variable ce qui amplifie les \u00e9carts de notation. Promoteurs et fonci\u00e8res ont globalement progress\u00e9 sur l&rsquo;impact \u00e9nerg\u00e9tique des mat\u00e9riaux de construction et des d\u00e9placements li\u00e9s \u00e0 l&rsquo;utilisation des b\u00e2timents. Les promoteurs s&rsquo;approprient progressivement la notion d&rsquo;\u00e9nergie grise puisque sept sur dix la mentionnent dans leur rapport, tandis que cinq communiquent express\u00e9ment sur le recours \u00e0 des outils d&rsquo;\u00e9valuation d&rsquo;op\u00e9rations pilotes.<\/div>\n<div><\/div>\n<div>En ce qui concerne les enjeux urbanistiques, les promoteurs portent leurs r\u00e9flexions sur des innovations li\u00e9es aux quartiers, alors que les fonci\u00e8res s&rsquo;int\u00e9ressent \u00e0 la connectivit\u00e9 de leurs actifs avec les transports en commun. Signe de la dynamique du secteur, les promoteurs se sont conform\u00e9s, d\u00e8s 2011, \u00e0 la r\u00e9glementation thermique 2012, bien qu&rsquo;elle soit obligatoire que depuis le d\u00e9but de l&rsquo;ann\u00e9e. Ils ont ainsi g\u00e9n\u00e9ralis\u00e9 la labellisation BBC sur les permis de construire pour atteindre le seuil de consommation \u00e9nerg\u00e9tique des b\u00e2timents impos\u00e9 de 50 kWh\/m<sup>2<\/sup>\/an. Les fonci\u00e8res ont, elles, anticip\u00e9 l&rsquo;obligation d&rsquo;int\u00e9grer une annexe environnementale aux baux commerciaux pour des surfaces sup\u00e9rieures \u00e0 2 000 m<sup>2<\/sup>\u00a0en d\u00e9veloppant la signature de baux \u00ab\u00a0verts\u00a0\u00bb.<\/div>\n<div><\/div>\n<div>La deuxi\u00e8me \u00e9dition de l&rsquo;enqu\u00eate\u00a0<i><b>Fonds immobiliers face aux enjeux \u00e9nerg\u00e9tiques<\/b><\/i>, r\u00e9alis\u00e9e en partenariat avec l&rsquo;Association fran\u00e7aise des soci\u00e9t\u00e9s de placement immobilier, \u00e9value les pratiques de prise en compte des performances \u00e9nerg\u00e9tiques de 28 soci\u00e9t\u00e9s de gestion immobili\u00e8re repr\u00e9sentant 47,8 milliards d&rsquo;euros d&rsquo;actifs sous gestion. Si l&rsquo;enjeu environnemental est mieux appr\u00e9hend\u00e9, le manque de valorisation financi\u00e8re freine la mise en place de strat\u00e9gies plus ambitieuses. La prise en compte de l&rsquo;enjeu environnemental progresse consid\u00e9rablement parmi les soci\u00e9t\u00e9s de gestion interrog\u00e9es, puisque 47 % d&rsquo;entre elles d\u00e9clarent conna\u00eetre les performances \u00e9nerg\u00e9tiques moyennes de leurs portefeuilles (contre 32 % en 2011). L&rsquo;outil de mesure privil\u00e9gi\u00e9 reste, du fait de son caract\u00e8re obligatoire, le Diagnostic de performance \u00e9nerg\u00e9tique (DPE). Cependant, le suivi des consommations r\u00e9elles sur factures se d\u00e9veloppe rapidement : 45 % indiquent l&rsquo;utiliser (contre 36 % en 2011).<\/div>\n<div><\/div>\n<div>Les gestionnaires ont aussi largement recours aux certifications et labellisations : plus de la moiti\u00e9 d&rsquo;entre eux affirme poss\u00e9der au moins un actif certifi\u00e9 en 2012, c&rsquo;est 68 % de plus qu&rsquo;en 2011. Cela repr\u00e9sente 7,2 % de la totalit\u00e9 des surfaces g\u00e9r\u00e9es par l&rsquo;ensemble des acteurs. Le potentiel est grand pour les fonds immobiliers int\u00e9grant des caract\u00e9ristiques d&rsquo;\u00e9coperformance sur le march\u00e9 de la gestion d&rsquo;actifs immobiliers qui b\u00e9n\u00e9ficie d&rsquo;une forte collecte. D&rsquo;autant plus que, selon les soci\u00e9t\u00e9s consult\u00e9es, la demande augmente entre 2011 et 2012, aussi bien de la part des investisseurs institutionnels (12 points) que de celle des particuliers (8 points). Les gestionnaires commencent ainsi \u00e0 d\u00e9velopper des outils de sensibilisation \u00e0 destination des locataires des actifs sous gestion et un marketing\u00a0<i>ad hoc<\/i>.
