L\u0092’immeuble Le Morgat, situ\u00e9 dans la zone Atalante Champeaux \u00e0 Rennes, occupera une surface totale de 6000m2 et comprendra 190 bureaux pouvant accueillir 269 agents. L\u0092augmentation continuelle et in\u00e9luctable du prix des \u00e9nergies fossiles, p\u00e9trole et gaz, n\u00e9cessiterait des frais \u00e9lev\u00e9s pour chauffer cette construction. L\u0092objectif annonc\u00e9 par la DREAL Bretagne, future locataire du b\u00e2timent, \u00e9tait donc de se rapprocher d\u0092une consommation proche d\u0092un label BBC. Ce choix a conduit Eiffage Construction Ille-et-Vilaine, l\u0092investisseur G\u00e9n\u00e9ral \u00c9lectrique, et l\u0092entreprise Cegelec Ouest en charge de l\u0092ensemble des lots Techniques Fluides, \u00e0 rechercher diverses solutions d\u0092optimisation \u00e9nerg\u00e9tique. Une des \u00e9nergies les moins co\u00fbteuses et les plus performantes sur les terrains vastes est alors retenue : la g\u00e9othermie tr\u00e8s basse \u00e9nergie par champ de captage vertical. Cegelec Ouest a choisi la soci\u00e9t\u00e9 Ge-Thermie pour l\u0092\u00e9tude et la r\u00e9alisation de ce chantier.\u000b\u000bUne \u00e9tude pr\u00e9liminaire essentielle\u000bDans le cas d\u0092un champ de captage de cette importance, le premier point \u00e0 v\u00e9rifier est la compatibilit\u00e9 avec la constitution g\u00e9ologique du sous-sol sur les 100m de profondeur du projet et la surface du terrain disponible. Le second point consiste \u00e0 analyser les donn\u00e9es du bureau d\u0092\u00e9tudes sur le calcul des longueurs et la puissance fournie par le champ de captage. Apr\u00e8s une premi\u00e8re analyse de ces \u00e9l\u00e9ments, Ge-Thermie a attir\u00e9 l\u0092attention sur la nature \u00ab alluvionnaire argileuse \u00bb de la zone g\u00e9ologique du terrain. La soci\u00e9t\u00e9 a alors pr\u00e9conis\u00e9, avant d\u0092\u00e9tudier le projet, de r\u00e9aliser quatre sondages de reconnaissance afin de confirmer la faisabilit\u00e9 et de mesurer la puissance \u00e0 soutirer dans le socle (massif armoricain). Une offre en plusieurs parties a ensuite \u00e9t\u00e9 propos\u00e9e : trois forages d\u0092essai, mesure et optimisation du projet par un BET sp\u00e9cialis\u00e9, r\u00e9alisation du champ de captage et de l\u0092ensemble des travaux n\u00e9cessaires \u00e0 l\u0092acheminement de l\u0092\u00e9nergie jusqu\u0092au local technique (situ\u00e9 dans le sous-sol du b\u00e2timent).\u000bApr\u00e8s la r\u00e9alisation de son \u00e9tude pr\u00e9liminaire et des forages d\u0092essai, Ge-Thermie a conseill\u00e9 l\u0092optimisation du champ de captage par la diminution du nombre de forages et l\u0092augmentation des profondeurs. Le terrain rencontr\u00e9 n\u00e9cessitait en effet un pr\u00e9tubage en acier sur 80m. Au lieu de 100m pr\u00e9vus dans le projet initial, les forages descendent donc jusqu\u0092\u00e0 120m. L\u0092installation du syst\u00e8me g\u00e9othermique a dur\u00e9 un peu plus de quatre mois au total, respectant ainsi les d\u00e9lais pr\u00e9vus dans le cahier des charges.\b<\/p>\n","protected":false},"excerpt":{"rendered":"
