Le troisi\u00e8me trimestre se caract\u00e9rise par une forte chute des ventes en accession (- 22,5 %) par rapport au deuxi\u00e8me trimestre 2011; des ventes \u00e0 investisseurs tr\u00e8s en retrait par rapport au troisi\u00e8me trimestre 2010 (- 22 %) ; une baisse des prix de 4,3 % par rapport au deuxi\u00e8me trimestre 2011. Les ventes des neuf premiers mois connaissent un repli de 17 % par rapport \u00e0 la m\u00eame p\u00e9riode de 2010. La persistance de cette baisse s&rsquo;explique par l&rsquo;effet conjugu\u00e9 de la faiblesse de l&rsquo;accession \u00e0 la propri\u00e9t\u00e9 dans le neuf, due \u00e0 la d\u00e9gradation de la solvabilit\u00e9 des acc\u00e9dants (prix \u00e9lev\u00e9s, hausse des taux) en d\u00e9pit du dispositif PTZ PLUS ; la frilosit\u00e9 des investisseurs alors que le dispositif Scellier, avec une d\u00e9fiscalisation \u00e0 22 % pour les logements neufs BBC, ne dispara\u00eetra que fin 2012. La part des investisseurs passe de 60 % en 2010 \u00e0 52 % en 2011. La progression des taux d&rsquo;int\u00e9r\u00eat, m\u00eame si celle-ci reste modeste, joue aussi son r\u00f4le. La conjugaison de la baisse des ventes et de la hausse des mises en vente a fait progresser l&rsquo;offre commerciale de 31 % pour atteindre 47 828 unit\u00e9s, dont environ 5 % de logements livr\u00e9s. Elle repr\u00e9sente 8,7 mois de ventes. Du fait de la baisse sensible des ventes, la FPI confirme sa pr\u00e9vision de moins de 100 000 ventes de logements neufs pour 2011.
