{"id":71759,"date":"2011-12-05T00:00:00","date_gmt":"2011-12-04T23:00:00","guid":{"rendered":"http:\/\/b.bati-journal.com\/eco-pret-copropriete-a-partir-davril-2012\/71759"},"modified":"2019-07-15T12:05:29","modified_gmt":"2019-07-15T10:05:29","slug":"eco-pret-copropriete-a-partir-davril-2012","status":"publish","type":"post","link":"https:\/\/batijournal.com\/index.php\/eco-pret-copropriete-a-partir-davril-2012\/71759\/","title":{"rendered":"Eco-pr\u00eat copropri\u00e9t\u00e9 \u00e0 partir d&rsquo;avril 2012"},"content":{"rendered":"<p>Un amendement vot\u00e9 le 2 d\u00e9cembre 2011 pr\u00e9voit la mise en place d&rsquo;un \u00ab \u00e9co-pr\u00eat \u00e0 taux z\u00e9ro collectif \u00bb ouvert aux syndicats de copropri\u00e9taires pour financer les travaux d&rsquo;\u00e9conomie d&rsquo;\u00e9nergie r\u00e9alis\u00e9s sur les parties communes de la copropri\u00e9t\u00e9 ou les travaux d&rsquo;int\u00e9r\u00eat collectif r\u00e9alis\u00e9s sur les parties privatives. Il s&rsquo;appliquera aux offres de pr\u00eat \u00e9mises \u00e0 compter du 1er avril 2012. Le but de ce dispositif est de solvabiliser globalement la collectivit\u00e9 des copropri\u00e9taires, et d&rsquo;apporter une solution de financement aux copropri\u00e9taires exclus de l&rsquo;\u00e9co-pr\u00eat individuel pour des raisons tenant \u00e0 leur situation personnelle. Les copropri\u00e9t\u00e9s repr\u00e9sentant un gisement d&rsquo;\u00e9conomies d&rsquo;\u00e9nergie consid\u00e9rable, il simplifiera le montage des dossiers, qui sera r\u00e9alis\u00e9 par le syndicat pour l&rsquo;ensemble des copropri\u00e9taires. Le vote en assembl\u00e9e g\u00e9n\u00e9rale, puis la r\u00e9alisation effective de travaux de performance \u00e9nerg\u00e9tique, devraient \u00eatre facilit\u00e9s, et permettre la participation du secteur de la copropri\u00e9t\u00e9 \u00e0 l&rsquo;atteinte des objectifs d&rsquo;am\u00e9lioration de la performance \u00e9nerg\u00e9tique du parc de b\u00e2timents existants r\u00e9sultant du Grenelle de l&rsquo;environnement. Cet amendement pr\u00e9voit \u00e9galement les adaptations n\u00e9cessaires du r\u00e9gime de l&rsquo;\u00e9co-pr\u00eat pour sa diffusion au sein des copropri\u00e9t\u00e9s. Afin de faciliter la prise de d\u00e9cision et compte tenu des gains \u00e9nerg\u00e9tiques engendr\u00e9s, il pr\u00e9voit d&rsquo;autoriser l&rsquo;\u00e9co-pr\u00eat copropri\u00e9t\u00e9 pour la r\u00e9alisation d&rsquo;une seule action alors que, dans le r\u00e9gime actuel, au minimum deux actions doivent \u00eatre r\u00e9alis\u00e9es pour constituer un bouquet de travaux. De plus, il est pr\u00e9vu la possibilit\u00e9 pour un copropri\u00e9taire participant \u00e0 un \u00e9co-pr\u00eat collectif de demander un \u00e9co-pr\u00eat \u00ab compl\u00e9mentaire \u00bb, afin de financer les travaux qu&rsquo;il souhaiterait r\u00e9aliser sur son seul logement en compl\u00e9ment des travaux vot\u00e9s par la copropri\u00e9t\u00e9. Les modifications propos\u00e9es pr\u00e9servent les param\u00e8tres essentiels de l&rsquo;\u00e9co-pr\u00eat.
