Cette enqu\u00eate fait suite \u00e0 celle r\u00e9alis\u00e9e en 2012\u000b\u000bAlors m\u00eame que 49 % des copropri\u00e9taires se d\u00e9claraient globalement satisfaits de leurs syndics en 2012, ils ne sont plus que 39 % \u00e0 le penser aujourd&rsquo;hui, soit un recul de 10 points en deux ans. Dans le d\u00e9tail des diff\u00e9rentes prestations, qualit\u00e9 de la gestion, suivi des impay\u00e9s, toutes les appr\u00e9ciations sans exception sont en baisse, avec un \u00e9cart moyen de 8 points par rapport \u00e0 2012. Ainsi, \u00e0 titre d&rsquo;exemple, 55 % des copropri\u00e9taires \u00e9taient satisfaits du suivi des impay\u00e9s, ils ne sont plus que 47 % aujourd&rsquo;hui. Lorsque le syndic appartient \u00e0 un grand groupe national, le taux de satisfaction diminue et passe \u00e0 33 %. Les cabinets ind\u00e9pendants s&rsquo;en sortent mieux et affichent un taux de 42 % de satisfaction.\u000b\u000bL&rsquo;avis des copropri\u00e9taires sur les principales mesures de la loi ALUR (compte bancaire s\u00e9par\u00e9, mise en place d&rsquo;un contrat type&#8230;) a \u00e9galement \u00e9t\u00e9 \u00e9valu\u00e9. Certaines d&rsquo;entre elles sont litt\u00e9ralement port\u00e9es par les copropri\u00e9taires, avec des taux d&rsquo;adh\u00e9sion extr\u00eamement \u00e9lev\u00e9s. Ainsi, 93 % des personnes interrog\u00e9es estiment que la limitation des prestations exceptionnelles des syndics constitue une mesure globalement importante. Le taux est de 88 % pour la cr\u00e9ation d&rsquo;une commission disciplinaire et de 87 % pour la mise en concurrence syst\u00e9matique du syndic avant sa d\u00e9signation. Si 67 % des copropri\u00e9taires approuvent l&rsquo;instauration d&rsquo;un \u00ab fonds travaux \u00bb obligatoire, seulement 43 % envisagent de le mettre en place. En fait, 64 % des personnes interrog\u00e9es reprochent le caract\u00e8re non remboursable des cotisations issues du fonds travaux en cas de vente. En mati\u00e8re de r\u00e8gles de majorit\u00e9, les copropri\u00e9taires sont 74 % \u00e0 estimer qu&rsquo;il conviendrait de ne prendre en compte, en assembl\u00e9e g\u00e9n\u00e9rale, que les voix des copropri\u00e9taires pr\u00e9sents ou repr\u00e9sent\u00e9s.\u000b\u000bLa baisse de confiance envers les syndics s&rsquo;exprime dans un contexte o\u00f9 de nombreux syndics ont major\u00e9 leurs honoraires de fa\u00e7on importante (20 % environ) afin d&rsquo;anticiper l&rsquo;application des dispositions de la loi ALUR, alors m\u00eame qu&rsquo;elles n&rsquo;\u00e9taient pas encore en vigueur ; un bien mauvais message envoy\u00e9 aux copropri\u00e9taires.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>En partenariat avec Notre Temps, la CLCV a r\u00e9alis\u00e9 un sondage aupr\u00e8s de 2 137 copropri\u00e9taires portant sur l&rsquo;appr\u00e9ciation de leur syndic et les principales r\u00e9formes de la loi ALUR.
