L<\/span>e groupe Gambetta a pr\u00e9sent\u00e9 le programme Les villas d’Oc, \u00e0 Rennes (35). R\u00e9alis\u00e9 pour la Fonci\u00e8re Logement, ce programme 100\u00a0% locatif de 52\u00a0logements est un des premiers collectifs tout bois de l’Ouest. Construit selon les normes BBC, il sera livr\u00e9 au cours du dernier trimestre 2011. Imagin\u00e9 par le cabinet d’architecture Co-Be, ce programme d’une surface habitable (SHAB) de pr\u00e8s de 4\u00a0700\u00a0m\u00b2 pour une surface hors d’\u0153uvre nette (SHON) de 7\u00a0000\u00a0m\u00b2 environ a \u00e9t\u00e9 con\u00e7u en \u00e9troite collaboration avec la ville de Rennes. Un programme dont le co\u00fbt de construction est estim\u00e9 \u00e0 1\u00a0800\u00a0\u20ac\u00a0HT\u00a0m\u00b2\/SHAB. \u00c0 noter que la production d’eau chaude sanitaire sera assur\u00e9e par des capteurs solaires. Chaque logement situ\u00e9 au rez-de-chauss\u00e9e dispose d’un jardin privatif. Pour les logements du R+1, des balcons loggias sont int\u00e9gr\u00e9s en fa\u00e7ade sud. Ce dispositif ferm\u00e9 en hiver joue le r\u00f4le d\u2019espace tampon et de capteur passif d\u2019\u00e9nergie solaire. En \u00e9t\u00e9, il est largement ouvert et muni de protections solaires sp\u00e9cifiques pour \u00e9viter les surchauffes et ainsi optimiser les apports solaires gratuits. Enfin, les toits seront v\u00e9g\u00e9talis\u00e9s et le vitrage vertical en fa\u00e7ade sud permettra de se prot\u00e9ger des nuisances sonores du boulevard. L’ossature et la plate-forme sont, elles, enti\u00e8rement en bois (100\u00a0% du bois utilis\u00e9 provient des for\u00eats europ\u00e9ennes, notamment d’Autriche). Au total, ce sont pr\u00e8s de 1\u00a0610\u00a0m3 de bois qui ont \u00e9t\u00e9 n\u00e9cessaires \u00e0 la r\u00e9alisation de ce collectif dont 1\u00a0228\u00a0m3 pour les planchers, 331\u00a0m3 pour l’ossature et 51\u00a0m3 pour les poutres. Un projet dont le co\u00fbt de construction d\u00e9passe de 40\u00a0% celui d’un collectif identique r\u00e9alis\u00e9 en brique b\u00e9ton, et d\u2019une dur\u00e9e de construction plus longue : six\u00a0mois suppl\u00e9mentaires sont n\u00e9cessaires \u00e0 la construction d’un tel collectif en raison notamment de l’aspect particuli\u00e8rement novateur du programme.\u000b\u000bwww.cobe.fr<\/span><\/a><\/p>\n","protected":false},"excerpt":{"rendered":"
