Il mesure leur perception du march\u00e9 du logement au cours des quatre derniers mois (pour cette \u00e9dition, de janvier \u00e0 avril 2015) et leurs pr\u00e9visions pour les douze prochains mois (de mai 2015 \u00e0 avril 2016).<\/p>\n<p>Le march\u00e9 immobilier a \u00e9t\u00e9 moins difficile sur les quatre premiers mois de 2015 qu\u2019en fin d\u2019ann\u00e9e 2014<\/p>\n<p>Moins de quatre professionnels de l\u2019immobilier sur dix (37 % contre 61 % fin 2014 lors de la pr\u00e9c\u00e9dente enqu\u00eate) consid\u00e8rent que le march\u00e9 s\u2019est d\u00e9t\u00e9rior\u00e9 de janvier \u00e0 avril 2015. 36 % des professionnels estiment que le march\u00e9 est rest\u00e9 stable (29 % fin 2014) et 26 % qu\u2019il s\u2019est am\u00e9lior\u00e9 (9 % fin 2014).<\/p>\n<p>Dans ce contexte moins d\u00e9grad\u00e9, 68 % des professionnels de l\u2019immobilier d\u00e9clarent avoir globalement atteint leur objectif commercial (25 % presque atteint, 30 % atteint et 13 % d\u00e9pass\u00e9) contre 58 % fin 2014, soit une hausse de 10 points.<\/p>\n<p>Pour les douze prochains mois, les professionnels de l\u2019immobilier anticipent toujours une baisse des prix dans l\u2019ancien et une stabilit\u00e9 dans le neuf<\/p>\n<p>\u00ac\u00f1 Immobilier ancien : comme c\u2019\u00e9tait le cas lors de la 1\u00e8re enqu\u00eate, les professionnels estiment (56 %) que les prix devraient poursuivre leur baisse dans des proportions significatives (la moiti\u00e9 d\u2019entre eux pense que la baisse sera de l\u2019ordre de 2 \u00e0 5 %, 37 % qu\u2019elle exc\u00e8dera 5 %). Ils estiment que les transactions devraient rester \u00e0 des niveaux identiques (pour 52 %) ou baisser (23 %).<\/p>\n<p>\u00ac\u00f1 Immobilier neuf : \u00e0 l\u2019identique de la 1\u00e8re enqu\u00eate \u00e9galement, une majorit\u00e9 des sond\u00e9s (58 %) consid\u00e8re que les prix vont rester stables, voire baisser (26 %) ; le nombre de transactions devrait \u00e9galement rester \u00e9tale (43 %) ou augmenter (28 %).<\/p>\n<p>Un march\u00e9 per\u00e7u en am\u00e9lioration pour les prochains mois, une tendance qui reste toutefois \u00e0 confirmer<\/p>\n<p>Dans ce contexte, pr\u00e8s de six professionnels sur dix se d\u00e9clarent optimistes (59 %) pour l\u2019avenir du march\u00e9 du logement.<\/p>\n<p>Ce r\u00e9sultat est tr\u00e8s diff\u00e9rent de celui enregistr\u00e9 \u00e0 la fin de l\u2019ann\u00e9e 2014, o\u00f9 les professionnels de l\u2019immobilier \u00e9taient pour deux tiers pessimistes (64 %). Toutefois, l\u2019am\u00e9lioration est due aux \u00ab plut\u00f4t optimistes \u00bb dont la part passe de 33 % \u00e0 56 % alors que celle des \u00ab tr\u00e8s optimistes \u00bb n\u2019est seulement que de 3 %.<\/p>\n<p>Cet optimisme est davantage perceptible chez les professionnels de l\u2019Ouest de la France : 65 % d\u2019optimistes dans le Sud- Ouest et 62 % dans le Nord-Ouest contre 59 % en moyenne \u00e0 l\u2019\u00e9chelle nationale.<\/p>\n<p>Le sentiment d\u2019optimisme est essentiellement nourri par la baisse historique des taux d\u2019int\u00e9r\u00eat, facteur cit\u00e9 par 87 % des professionnels.
