Amorc\u00e9 en fin d&rsquo;ann\u00e9e 2014, le redressement des ventes pour le deuxi\u00e8me trimestre cons\u00e9cutif est port\u00e9 par les investisseurs priv\u00e9s. Pour consolider ce d\u00e9but de reprise il faut que l&rsquo;accession \u00e0 la propri\u00e9t\u00e9 suive le m\u00eame chemin mais surtout que le lancement d&rsquo;un nombre suffisant de nouveaux projets permette enfin de r\u00e9pondre \u00e0 la demande.<\/p>\n<p>L&rsquo;Observatoire de la FPI enregistre pour le 2\u00e8me trimestre cons\u00e9cutif un nouveau redressement des ventes qui atteint +10,4 % au 1er trimestre 2015 avec un total de 25 826 logements r\u00e9serv\u00e9s. Cette hausse est port\u00e9e par les ventes au d\u00e9tail qui augmentent de +20%, alors que les ventes en bloc et les ventes de logements en r\u00e9sidences services reculent de respectivement \u201023% et \u20107,7% par rapport \u00e0 la m\u00eame p\u00e9riode de 2014. Confirmant les tendances initi\u00e9es au trimestre pr\u00e9c\u00e9dent, les investisseurs ont confirm\u00e9 leur confiance dans le march\u00e9 immobilier (+59,4% par rapport au 1er trimestre 2014) tandis que le volume de l&rsquo;accession est en recul par rapport \u00e0 l&rsquo;ann\u00e9e pr\u00e9c\u00e9dente. Si les r\u00e9sultats commerciaux sont encourageants, l&rsquo;offre nouvelle de logements ne progresse cependant que de +6,5% par rapport au 1er trimestre 2014.<\/p>\n<p>L&#8217;embellie de la demande t\u00e9moigne de l&rsquo;int\u00e9r\u00eat r\u00e9affirm\u00e9 des m\u00e9nages pour investir dans le logement. Cette \u00e9volution favorable des ventes pendant deux trimestres cons\u00e9cutifs devrait conduire \u00e0 plus de mises en chantiers et permettre aux promoteurs d&rsquo;initier de nouveaux projets dans les mois \u00e0 venir. Mais, plusieurs indicateurs soulignent que cette reprise reste fragile : l&rsquo;accession \u00e0 la propri\u00e9t\u00e9 est exclue de cette \u00e9volution favorable et les mises en vente stagnent en raison de la difficult\u00e9 \u00e0 lancer de nouveaux projets.
