Un bailleur social seul n\u2019a pas forc\u00e9ment la disponibilit\u00e9 financi\u00e8re ou les comp\u00e9tences n\u00e9cessaires pour intervenir sur des fonciers de grande taille ou\u00a0complexes, faisant l\u2019objet d\u2019une programmation diversifi\u00e9e.\u00a0A\u00a0l\u2019initiative de la F\u00e9d\u00e9ration des Entreprises sociales de l\u2019Habitat, 13 entreprises sociales de l\u2019habitat et groupes d\u2019ESH ont cr\u00e9\u00e9 un Groupement d\u2019Int\u00e9r\u00eat Economique pour mutualiser leurs moyens sur le territoire national.\u00a0<\/strong><\/p>\n<p>Initiatives Fonci\u00e8res\u00a0a pour objet d\u2019entreprendre des d\u00e9marches de prospection fonci\u00e8re, de r\u00e9aliser les \u00e9tudes pr\u00e9alables aux op\u00e9rations de construction et de mettre \u00e0 la disposition de ses membres et des partenaires qui s\u2019y associeront, site par site, le r\u00e9sultat des \u00e9tudes en vue de constituer des soci\u00e9t\u00e9s de projet op\u00e9rationnelles. Il a vocation \u00e0 favoriser le passage en phase op\u00e9rationnelle de construction. Il\u00a0pr\u00e9figurera pour chaque site la soci\u00e9t\u00e9 de projet ou groupement sous des formes les plus adapt\u00e9es aux territoires. La soci\u00e9t\u00e9 de projet sera charg\u00e9e d\u2019acqu\u00e9rir le foncier, d\u2019y d\u00e9velopper les op\u00e9rations de construction de logements sociaux et interm\u00e9diaires puis de g\u00e9rer sur le long terme les logements.\u00a0Cet outil innovant de coop\u00e9ration a vocation \u00e0 permettre aux bailleurs sociaux de participer \u00e0 l\u2019ensemble de la fili\u00e8re du foncier \u00e0 la gestion et l\u2019exploitation de logements.
