Du c\u00f4t\u00e9 de l\u2019offre, l\u2019\u00e9tude r\u00e9v\u00e8le une baisse du nombre de vendeurs qui se stabilise \u00e0 2 millions. Cette correction concorde avec un repli des acqu\u00e9reurs-revendeurs apr\u00e8s un rebond exceptionnel en avril 2016.<\/strong><\/p>\n<p>C\u00f4t\u00e9 moral, 84% des futurs acqu\u00e9reurs interrog\u00e9s pensent que c\u2019est le bon moment pour acheter, soit un optimisme record.<\/p>\n<p><strong>Des acheteurs fran\u00e7ais impact\u00e9s par la tournure des \u00e9lections am\u00e9ricaines\u2026<\/strong><\/p>\n<p>Avant l\u2019annonce des r\u00e9sultats des \u00e9lections outre-Atlantique, 87% des futurs acqu\u00e9reurs Fran\u00e7ais interrog\u00e9s dans le cadre de l\u2019Observatoire du Moral Immobilier partageaient le sentiment que c\u2019\u00e9tait le bon moment pour acheter. Or, d\u00e8s l\u2019annonce de l\u2019\u00e9lection de Donald Trump, cet enthousiasme chute de 6 points, et passe \u00e0 81%, ce qui demeure tout de m\u00eame un record. L\u2019annonce de la pr\u00e9sidence de Donald Trump a ainsi g\u00e9n\u00e9r\u00e9 une pointe d\u2019inqui\u00e9tude parmi les futurs acqu\u00e9reurs immobiliers fran\u00e7ais. Dans le m\u00eame registre, ils t\u00e9moignent d\u2019une pr\u00e9occupation croissante \u00e0 l\u2019\u00e9gard des perspectives \u00e9conomiques de la France. En effet, la part de ceux qui envisageaient une d\u00e9gradation du niveau de vie en France est pass\u00e9e de 28% \u00e0 33% apr\u00e8s l\u2019annonce des r\u00e9sultats du scrutin am\u00e9ricain.<\/p>\n<p><strong>Le contexte \u00e9lectoral fran\u00e7ais pourrait, \u00e0 son tour, impacter la demande<\/strong><\/p>\n<p>Dans ce contexte, on peut s\u2019interroger sur l\u2019impact des \u00e9lections fran\u00e7aises de 2017 sur la dynamique immobili\u00e8re actuelle. Interrog\u00e9s \u00e0 ce sujet, l\u2019approche des \u00e9lections n\u2019a pas plus d\u2019influence sur les projets immobiliers des futurs acqu\u00e9reurs, qu\u2019elle n\u2019en a eu en 2011, \u00e0 la m\u00eame p\u00e9riode. En effet, pour 85% d\u2019entre eux, l\u2019\u00e9ch\u00e9ance du scrutin ne devrait ni acc\u00e9l\u00e9rer ni freiner la concr\u00e9tisation de leur projet. Seuls 9% des acheteurs affirment retarder leur projet d\u2019achat \u00e0 l\u2019approche du scrutin pr\u00e9sidentiel.<\/p>\n<p><strong>Les taux : raison n\u00b01 pour acheter un bien immobilier en cette fin 2016<\/strong><\/p>\n<p>Au-del\u00e0 du contexte \u00e9lectoral, la crainte d\u2019une remont\u00e9e des taux d\u2019int\u00e9r\u00eat induit un sentiment d\u2019urgence chez les acqu\u00e9reurs immobiliers. Avec un record de 1,68% rapport\u00e9 par la Banque de France en septembre, les taux d\u2019int\u00e9r\u00eat sont, pour la premi\u00e8re fois, la raison n\u00b01 pour laquelle les acheteurs se lancent dans un projet immobilier.<\/p>\n<p>Alors qu\u2019en d\u00e9but d\u2019ann\u00e9e, 47% des candidats \u00e0 l\u2019accession expliquaient leur projet par le souhait de devenir propri\u00e9taire et de constituer un patrimoine, ils souhaitent d\u00e9sormais profiter des taux avant tout (51%). Par ailleurs, les acqu\u00e9reurs immobiliers sont de plus en plus nombreux \u00e0 envisager une augmentation des prix dans les 6 prochains mois.
