La derni\u00e8re \u00e9tude Logic-Immo.com r\u00e9v\u00e8le que si la demande reste dynamique avec 3 millions d\u2019acqu\u00e9reurs, le moral des candidats \u00e0 l\u2019accession immobili\u00e8re n\u2019est plus aussi in\u00e9branlable qu\u2019il y a un an. Un quart des interrog\u00e9s expriment une incertitude sur les conditions du march\u00e9. Cette \u00e9volution d\u2019\u00e9tat d\u2019esprit s\u2019explique notamment par un besoin de r\u00e9assurance quant \u00e0 leur pouvoir d\u2019achat. En effet, les acheteurs immobiliers h\u00e9sitent entre une augmentation ou une stabilisation des prix futurs. En ce qui concerne les taux de cr\u00e9dit, ils ne jouent plus le m\u00eame r\u00f4le de moteur de leur projet, en d\u00e9pit de leur niveau attractif.<\/strong><\/p>\n<p>Les dispositifs Pinel et PTZ, ont \u00e9t\u00e9 beaucoup ballot\u00e9s en cette fin d\u2019ann\u00e9e. La crainte de l\u2019extinction de ces soutiens \u00e0 la primo-accession et \u00e0 l\u2019investissement locatif a eu pour effet, d\u2019acc\u00e9l\u00e9rer les intentions d\u2019achat dans le neuf. Les intentions d\u2019achat dans le neuf ont ainsi progress\u00e9 de 31% en un an tandis que le nombre d\u2019acqu\u00e9reurs orientant leur recherche uniquement vers l\u2019ancien ou les ind\u00e9cis d\u00e9clinent. Plus de 60% des primo-acc\u00e9dants et investisseurs locatifs dans le neuf se disent impact\u00e9s par les modifications d\u2019attribution des aides. Qu\u2019ils soient investisseurs ou qu\u2019ils acc\u00e8dent \u00e0 la propri\u00e9t\u00e9 pour la premi\u00e8re fois, 39% envisagent d\u2019acc\u00e9l\u00e9rer leur projet afin d\u2019\u00e9viter le changement ds aides. La r\u00e9vision \u00e0 la baisse de leur budget arrive en deuxi\u00e8me option. Enfin, 24% des primo-acc\u00e9dants et 18% des investisseurs locatifs envisagent de renoncer \u00e0 leur projet d\u2019acquisition.<\/p>\n<p>La perspective du r\u00e9tr\u00e9cissement du Pinel et du PTZ, voire m\u00eame de leur disparition, pose la question des alternatives pour soutenir les projets de certaines populations d\u2019acqu\u00e9reurs. La demande reste fortement concentr\u00e9e sur les grandes agglom\u00e9rations : 69% des primo-acc\u00e9dants et 72% des investisseurs locatifs. Le d\u00e9sengorgement de la demande sur les zones les plus tendues est donc plus que jamais d\u2019actualit\u00e9. Le d\u00e9veloppement de nouveaux territoires est une bonne piste pour 61% des acqu\u00e9reurs, 26% \u00e9tant encore ind\u00e9cis concernant cette solution. Le t\u00e9l\u00e9travail pourrait \u00e9galement, \u00e0 sa mesure, contribuer \u00e0 assouplir la demande vers les grandes agglom\u00e9rations.
