Cette \u00e9volution du taux de vacance moyen cache des disparit\u00e9s entre territoires. Si elle est deux fois plus \u00e9lev\u00e9e (+ 2 %) dans les agglom\u00e9rations de moins de 20 000 habitants, elle est \u00e9gale \u00e0 la moyenne nationale dans les agglom\u00e9rations comptant entre 200 000 et 500 000 habitants, mais est inf\u00e9rieure dans les zones urbaines tr\u00e8s peupl\u00e9es. La vacance n\u2019augmente pas dans les agglom\u00e9rations affichant entre 500 000 et 2 millions d\u2019habitants et baisse dans l\u2019agglom\u00e9ration parisienne.<\/strong><\/p>\n<p><strong>Dans les aires urbaines entre 200 000 et 500 000 habitants<\/strong>, le taux d\u00e9passe les 7 %.<br \/>\nNotons que le taux d\u00e9passe m\u00eame 10 % \u00e0 Mulhouse et Pau et 9 % \u00e0 Perpignan et Metz.<br \/>\nDans ces 4 cas, la vacance est beaucoup plus \u00e9lev\u00e9e dans le p\u00f4le urbain (central) que dans les p\u00e9riph\u00e9ries o\u00f9 elle reste mod\u00e9r\u00e9e.<\/p>\n<p><strong>Dans les aires urbaines entre 100 000 et 200 000 habitants<\/strong>, le taux de vacance d\u00e9passe 8 % dans la moiti\u00e9 des 29 aires \u00e9tudi\u00e9es et m\u00eame 10 % dans 6 d\u2019entre elles : Tarbes, B\u00e9ziers, Brive, Roanne, Bourges et Agen. Il est presque partout en hausse, parfois tr\u00e8s fort comme \u00e0 Montb\u00e9liard et Sarrebr\u00fcck-Forbach. Comme pr\u00e9c\u00e9demment, il est nettement plus \u00e9lev\u00e9 dans les p\u00f4les urbains que dans leurs couronnes.<\/p>\n<p><strong>Enfin, dans les 269 aires urbaines de moins de 100 000 habitants<\/strong>, les taux de vacance explosent, pour atteindre en moyenne, 8,5 %. Ils d\u00e9passent 15 % dans 5 de ces aires et 10 % dans 115 d\u2019entre elles. Certaines ont perdu de la population, mais c\u2019est loin d\u2019\u00eatre le cas pour toutes. En revanche, on constate presque partout une baisse de la population des p\u00f4les urbains centraux, alors que celle de la p\u00e9riph\u00e9rie s\u2019accro\u00eet. Par exemple, dans l\u2019aire urbaine de Thiers (18 000 habitants), dont la population a diminu\u00e9 de 5 % et o\u00f9 le taux de vacance a augment\u00e9 de 7,5 % pour atteindre 17,2 % en 2014, le p\u00f4le urbain a perdu 10 % d\u2019habitants et la p\u00e9riph\u00e9rie en a gagn\u00e9 17 %.<\/p>\n<p>Seules \u00e9chappent \u00e0 un taux de vacance \u00e9lev\u00e9 les aires urbaines situ\u00e9es dans des zones touristiques : littoral m\u00e9diterran\u00e9en, Atlantique et Alpes.
